2. SITE & PLANNING

We review your Certificate of Title, zoning, LEP controls, DCP provisions, flood level, bushfire overlay, and heritage status. This shapes the design strategy before we draw anything.

3. CONCEPT DESIGN

We produce concept sketches for your review. We refine the design with your input until you're happy before proceeding to full documentation.

4. DA DOCUMENTATION

Full drawing package, SEE, BASIX, and all consultant reports are prepared and coordinated.

5. PRE-LODGEMENT

For complex sites, we request a pre-lodgement meeting with Northern Beaches Council to road-test the application before formal lodgement.

6. LODGEMENT

We lodge the application via the NSW Planning Portal and manage the process from that point.

7. DA MANAGEMENT

We respond to RAIs, liaise with Council's assessment officer, and keep you informed throughout.

8. DETERMINATION

Once consent is granted, we walk you through the consent conditions and advise on next steps CC & construction management.

How long does a DA take with Northern Beaches Council?

The statutory assessment period is 40 business days from lodgement. In practice, a complete, well-prepared application with no RAIs can be determined within this window. Applications with missing information or requiring additional reports can take significantly longer. We prepare applications designed to minimise RFIs.

How much does a DA application cost?

Our fees are fixed-price or percentage by stage and depend on the project's size and complexity. We provide a detailed fee proposal after your initial consultation. DA fees typically cover: concept design, full architectural documentation, and lodgement. Consultant fees (Survey, Stormwater engineer, Geotechnical engineer, arborist, heritage, etc) are quoted separately.

Can I speak to Northern Beaches Council before lodging?

Yes — and for complex sites, we recommend it. Pre-lodgement meetings with Northern Beaches Council allow us to test the design concept with the assessment officer before committing to full documentation. We manage the pre-lodgement process on your behalf.

What happens if Council refuses my DA?

A refusal doesn't mean the end of the road. You can modify the design and re-lodge, or lodge a merit appeal with the Land and Environment Court of NSW. We advise on the best path forward based on the council's reasons for refusal. Our goal is always to resolve issues at the assessment stage before refusal.

Do I need a building designer or can I do the DA myself?

The NSW Government is proposing to introduce a requirement within the next 12 months that Development Applications (DAs) in NSW be prepared by an accredited building designer. However, accreditation alone does not guarantee a successful outcome. The quality of the documentation, a thorough understanding of council requirements, and the ability to effectively navigate the assessment process all play a critical role. Engaging an accredited building designer with strong local knowledge can significantly reduce the risk of delays, requests for additional information, costly redesigns, or refusal of the application.
