DA, CC & CDC Approval Management — Northern Beaches Council
Before any building work can commence in NSW, you need planning and building approval. Northern Beaches Designs manages the full approval process for residential projects across the Northern Beaches — from pre-lodgement strategy through to Construction Certificate issue.
We know Northern Beaches Council’s planning officers, Manly LEP 2013, Warringah LEP 2011, Pittwater LEP 2014, plus the applicable DCPs provisions clause by clause, and how to prepare applications that move efficiently through assessment. When you engage NBD for approval management, you get a local expert who has done this work in this LGA, not a generalist who has to learn your council’s requirements on your project.
DEVELOPMENT APPLICATION (DA) — Northern Beaches Council
For projects requiring merit-based assessment: heritage areas, foreshore sites, secondary dwellings in restricted zones, or designs seeking variations to LEP controls. We prepare the complete DA package and manage the process to determination.
CONSTRUCTION CERTIFICATE (CC) — Private Certifier
Required before building work begins on a DA-approved project. We coordinate the full CC documentation set, Architectural, structural, BASIX, stormwater, hydraulic, arborist and manage lodgement with your nominated PCA.
COMPLYING DEVELOPMENT (CDC) — Fast-Track Pathway
For eligible projects under SEPP (Housing) 2021. Assessed by a Private Certifier, not Council and determinable in as little as 10 business days. We assess CDC eligibility and manage the full application.
With our planning skills in conjunction with your design brief we determine your projects settings, envelopes and platforms. We are never lacking in creativity, from initial sketches to concepts to real designs.

Complying Development Certificate application.
If you are proposing to build a new 1 or 2 storey home, renovate your home, adding a granny flat or a swimming pool, you may be able to apply for a quick building approval.
A new home, renovation or improvement can be approved without the need for a DA if it meets criteria in the NSW Housing Code.
The Housing Code (CDC) is an alternative to the traditional Development application (DA) process saving home owners time and money with less paperwork and a quicker approval.
Using the NSW Housing Code you may have a faster approval for your home.
